As construction lenders, knowing when to request the right construction drawings and plans for your project can be tricky. We often see some confusion around what documents are needed and when—and that’s okay!

Construction Drawings: Quick Reference Guide

Here’s a quick guide on construction drawings and when they’re typically required:

🔹 Architectural Plans

These may not always be necessary, but if you’re dealing with new construction, an addition, or renovation work, these plans are likely needed for permitting and should be available.

🔹 Structural Plans

These are a must if there’s a new structure, major renovations, or an addition. However, if no significant structural work is being done, they may not be required.

🔹 Mechanical, Electrical, and Plumbing (MEP) Plans

MEP plans are typically needed unless there’s minimal MEP work. In some design-build cases, MEP plans might arrive later in the process, but they should be anticipated.

🔹 Civil Plans

If there’s site development work happening, civil plans are essential. Check your project budget—if there’s site work, there should be civil drawings, unless it’s limited to landscaping or minor improvements.

🔹 Other Plan Types

Depending on the project specifics, other plans such as interior design plans, fire protection plans, and hardscape plans might be required. If your project doesn’t require many plans, having a written scope of work attached to the agreement between the Owner and Contractor is a good practice. This ensures everyone is on the same page regarding the project scope.
